Julius Baer Expands India GCC Operations

Swiss wealth management group Julius Baer has expanded its global capability centre footprint in India, leasing 74,037 sq ft of office space in Mumbai's Andheri East for its Global Enterprise Services operations.

Julius Baer Global Enterprise Services (India) has taken the space at Waterstones Business Park through a 60-month lease, marking a sizeable workplace commitment as the group expands its operational presence in India.

The lease commenced on May 1, 2026, and has been signed with Brookfield-owned Striton Properties for the seventh floor of the commercial development. The transaction covers a built-up area of 41,461 sq ft and a chargeable area of 74,037 sq ft.

The office has been leased at ₹209 per sq ft per month, taking the monthly rental to approximately ₹1.55 crore. The total rent payable during the five-year tenure is estimated at ₹102.6 crore, according to property registration data cited in reports.

The agreement also provides for a 5% annual escalation in rent. Julius Baer has paid a security deposit of ₹12.38 crore for the premises.

The transaction adds to Julius Baer's presence in Mumbai, where the wealth manager already operates its India business. Julius Baer describes Asia as its second home market and identifies India as a key part of its regional wealth management operations. Its Asian footprint also includes booking centres in Hong Kong and Singapore.

Julius Baer Global Enterprise Services (India) was incorporated in March 2025 and is registered in Mumbai. Corporate records classify the entity as a subsidiary of a company incorporated outside India.

The new office is located within Mumbai's Airport Road commercial district. Andheri East has developed into an established corporate office market because of its proximity to Mumbai's international airport and connectivity through the Western Express Highway, Eastern Express Highway and metro network.

The expansion comes amid continued demand for Grade A office space from global capability centres, financial services companies, technology firms and multinational occupiers in India.

GCCs have increasingly become an important part of multinational companies' operating models in the country. While such centres were historically associated primarily with back-office functions, companies across banking, financial services and other sectors are increasingly using India-based operations for technology, analytics, digital services and other specialised capabilities.

For financial institutions, these operations are also evolving alongside wider investments in digital infrastructure, automation and technology-led service delivery.

Julius Baer's Mumbai commitment comes as India remains an important market for the Swiss group. The company says it is the largest foreign wealth manager in India and maintains offices in Mumbai and other Indian cities.

Globally, Julius Baer operates across around 25 countries and 60 locations. At the end of June 2026, the group reported assets under management of CHF 547 billion.

The five-year Andheri lease provides Julius Baer's Global Enterprise Services operation with a larger physical base as the group develops its India presence.

The transaction also reflects the continuing expansion of India's GCC ecosystem, with multinational companies committing to larger, longer-term workplaces as the country becomes a hub for global business, technology and specialised enterprise functions.
